Operators, not just coaches

We run Airbnbs every day. Then we teach you to launch yours.

Most people never start because the steps feel risky: which market, which home, what to buy, how to price it, how to host from a distance. We answer those questions with the same systems we use on our own portfolio.

Many students start with rental arbitrage: leasing a home in their own name, with the landlord's written permission to host it on Airbnb. No mortgage, no down payment. You keep the difference between what guests pay and what the home costs to run.

Jake Mercer in the BnB Launch studio

Getting started

What is rental arbitrage, and is it legal?

You lease a home long term, in your own name, and host it on Airbnb or VRBO with the landlord's written permission, usually through a lease addendum. Your profit is the gap between what guests pay and what the home costs to run. It's legal when the landlord agrees in writing and local rules allow short-term rentals, and we teach you to check both before you ever sign.

Do I need real estate or hosting experience?

No. Most of our students had never hosted a guest. What helps is being organized and willing to follow a process. Students who manage people, budgets or projects in their day job tend to pick it up quickly, because running an Airbnb is mostly managing a home, a schedule and a few vendors.

Can I do this while working full-time?

Yes, and most students do. The education is self-paced. The busiest stretch is setup, usually one to three weeks of furnishing and getting the home guest-ready, which our team can handle for you. Once it's running, cleaners, smart locks, pricing software and message templates keep it to a few hours a week.

When is the right time to start?

Earlier is usually better, even if you don't want a property right away. Starting gets you into the training and your LLC and business setup, and gives you time to study your market, since homes that fit the numbers don't come up every day. You set the pace.

Isn't Airbnb saturated?

Some markets are crowded with average listings. Guests still pay a premium for homes that stand out. That's why we pick markets by data, look for gaps such as too few four- and five-bedroom homes, and design each property for the guests who book that area. Most competition isn't run like a real business.

Why Airbnb instead of a regular long-term rental?

A well-run short-term rental can earn far more each month than the same home rented to one long-term tenant. With arbitrage you also skip the owner's biggest risks: when the HVAC, roof or an appliance fails, that's the landlord's repair, not yours. Your costs stay predictable, and your upside comes from great hosting.

What happens if it doesn't book the way I hoped?

You're not locked into a mortgage. We teach you to ask for a buyout clause in your lease, and a furnished home can also be rented as a mid-term stay for traveling nurses, contractors or families between homes. That flexibility is a big part of why arbitrage is a lower-risk way to start than buying.

Do I need an LLC?

Yes, it's step one. An LLC protects your personal assets, makes you credible to landlords, and helps you qualify for business credit. It usually takes a few days and a few hundred dollars to set up, and our training walks you through it step by step.

Budget and funding

How much money do I need?

Every deal is different, and we build the plan around your budget. A smaller home costs much less to launch than a large one with a pool. Plan for these upfront costs:

  • First month's rent
  • Security deposit
  • Furniture, linens and inventory
  • Setup labor and staging
  • Professional photos
  • Deep clean and utility setup
  • Smart lock and tech
  • Program investment

On your strategy call we map out a home and budget that fit you.

What credit score do I need?

There's no single cutoff. Your credit, savings and goals together decide which homes and funding options make sense, so we look at your full picture on the strategy call and tailor the plan to it.

Can I use business credit to fund my first property?

Many students do. The training walks you through setting up your LLC and applying for business credit, which often covers furniture and setup instead of cash. We also partner with a business credit funding company that helps Airbnb operators get approved, and we can connect you with them.

How do you make sure a deal will make money?

Before you sign anything, we run the numbers with you on comparable listings, nightly rates, occupancy and seasonality. A deal has to hit our target return before we'll recommend it, and we'll cover what that target looks like for your budget on your strategy call. No one can promise results, but we only recommend deals we would take ourselves.

Are there financing options for the program?

Yes. We offer creative financing options to help you get started. We'll go over what's available for your situation on your strategy call.

Choosing the home

How will I find a property?

We teach you the process we use on our own portfolio: searching long-term rental listings, running the numbers, and pitching landlords on short-term rental with our addendum template. Our team supports you with market research and reviews every deal with you. You're the tenant, so you sign your lease directly with the landlord.

Why would a landlord say yes?

You're offering what landlords want: a longer lease, rent paid on time, and a home that's professionally cleaned and cared for between every stay. Pitched the right way, many landlords see it as a better tenant, not a risk.

What lease terms should I look for?

We teach students to target privately owned homes with no HOA, in areas where short-term rentals are allowed, and to aim for two- to three-year leases so there's time to earn back setup costs. Asking for concessions, like a few free weeks up front, is part of the pitch training.

What if a home doesn't feel right?

Then pass. We'll walk through the numbers with you, but it's always your call, and there's never pressure to take a deal you're not excited about.

How long until I'm hosting?

It depends on your market, budget and how quickly you move. Alicia went from enrolling to her first guest in eight weeks. We'll map out a realistic timeline for you on your strategy call.

What kind of homes perform best?

Larger homes, often four or five bedrooms, and homes with pools, hot tubs or private land tend to earn the most, because there are fewer of them and groups pay more to stay together. With a smaller budget, we look for something unique, like water access or space to add amenities, so it doesn't blend in.

Can I do this if I don't live near the property?

Yes. Many students host remotely. Local cleaners, smart locks, dynamic pricing and message templates do the on-the-ground work. You choose how far from home you want to look, and we'll point you to markets where our team already has trusted vendors.

Working with us

What's your property guarantee?

On our arbitrage programs, if you complete the education phase, attend the live calls, finish your assignments and reply to Jake within 24 hours about deals, you'll have a landlord-approved, Airbnb-friendly property with a lease addendum within 30 days. If we miss, you get a full refund of your program fee. Read the full terms

What's the difference between Done-With-You and Done-For-You?

Both include the training, live calls, deal review and co-hosting support after launch. The difference is setup. With Done-With-You, you furnish and set up the home using our inventory lists and guidance. With Done-For-You, our team designs it, assembles everything, hires the vendors and meets the photographer, so the home is guest-ready without you lifting a box.

What makes a listing stand out?

Design and amenities. Game rooms, movie rooms, hot tubs, fire pits, fenced yards, pet-friendly touches and EV chargers all help a home earn more, and we've turned plain garages into game rooms. Then the listing has to sell it: professional photos that lead with the best features, a title built around amenities, and quick five-star reviews in the first weeks.

Is furniture included?

No. Furniture is always purchased by you, on a budget we agree on together. Done-For-You covers our team's design, sourcing and setup labor.

What happens after my home goes live?

We build your Airbnb and VRBO listings with you and connect dynamic pricing. Then we co-host alongside you for your first 90 days, auditing pricing and performance and helping you troubleshoot anything that comes up. We don't message your guests for you. We set up your message templates and automations so you can run it yourself with confidence.

Will I actually learn the business, or just get a property?

You learn the business. You get lifetime access to our community on Skool, with dozens of hours of training on LLC setup, business credit, deal analysis, pricing, vetting cleaners and more, plus weekly live calls. The goal is for you to run your next deals with confidence.

Do you only work with arbitrage?

Arbitrage is where most students start. We also coach buyers, alongside licensed local agents, to set up and launch short-term rentals they own, and we can tailor support if you want to grow into co-hosting.

Running it and growing

What tools will I use to run the property?

We'll set you up with the tools we use on our own portfolio: hosting software such as Hostaway or Hospitable for messaging and calendars, PriceLabs for dynamic pricing, and a smart lock for self check-in.

Does seasonality affect income?

Yes. Some homes are steady year-round, and others, especially ones with pools, earn most of their money in spring and summer. We look at seasonality with you before you sign, so you know what slower months may look like and plan for them.

Do I need to pay for advertising?

No. Airbnb brings the guests. Rankings improve with great photos, reviews and pricing, which we help you get right.

How do students grow from one property?

Carefully. We recommend paying down any startup debt and keeping 30 to 60 days of expenses in reserve before your next deal. Most of our students come back to us for a second property. Others start co-hosting for local owners, or use what they've learned to buy a short-term rental of their own.
